Airport Retail Park

The Airport Retail Park is located at the southwest boundary of Wellington Airport in Lyall Bay, and was one of the first Wellington International Airport Limited (WIAL) projects Impact undertook, back in 2003.

Today, the Retail Park is home to 12 big-brand super-stores: The Warehouse, Dick Smith Electronics, Briscoes, Rebel Sports, Noel Leeming, Lighting Direct, Bed, Bath & Beyond, Kathmandu and many more.

As part of its overall retail offering, the mission from WIAL was to create a new ‘bulk’ Retail Park in an existing 18,000m2 building, located to the west of the existing airport runway in Lyall Bay. After a selected tender process, Impact was appointed project manager to manage the design and construction of the first stage. The Warehouse (as the anchor tenant) was opened two days ahead of time and on budget, despite an extra 2,000m2 of space being added during the building contract undertaken by Mainzeal Construction.

Impact was then appointed to continue with the project management of the remaining 12 tenancy shell works. The base build was completed, providing new car parking areas and spaces for 13 tenancies, each specifically designed to the tenant’s requirements. Impact negotiated the tender with Mainzeal, and the project was successfully completed $600,000 under budget.

One of the ways in which Impact managed this was to divide each fit-out and treat it as a variation to the base build project. This provided WIAL with the flexibility to tailor each tenancy to the retail tenant.
