JR Duty Free
In November 2009, Impact completed the design and management of the new duty-free outlets at Wellington International Airport for JR Duty Free.
When Australian-based retail operator JR Duty Free took over the existing duty-free tenancies at Wellington International Airport mid-2009, it faced the challenge of meeting tight completion deadlines and maintaining operations while extending and refurbishing two major retail tenancies to introduce a fresh, sophisticated look to the duty-free stores.
The result was a start on site with no design, no consultants and no well defined budget – only a fixed end date that was not negotiable… Within three weeks of Impact being awarded the project, work had started on site and in the following three months $2.6 million was spent. This is made even more remarkable when considering the difficult airport environment. All construction took place in an ‘airside’ environment, which is a customs, police and MAF (Ministry of Agriculture and Forestry) controlled area with a narrow window of eight hours per day divided into two shifts to actually carry out works.
To make the project just that little bit more intense, it was mandatory that the two existing stores remained operational during a staged construction process. And given the impossible, we did it!
Impact’s history of tenancy work at the Wellington International Airport stood Impact in good stead and we quickly partnered with JR Duty Free to develop its vision for the new retail outlets. The specialised requirements of retail fit-out were delivered through a ‘design and build’ contractual environment facilitated by an enthusiastic client, supportive landlord and skilled contractor, all managed by Impact.
Over four months, Impact managed the design and construction of two major airside tenancy fit-outs as well as work on two landside stores. The airside tenancies were tripled in floor area from the original footprint. Impact and JR Duty Free utilised Impact’s in-house design expertise to create a clean new look and feel to the airside Arrivals and Departures stores and provide a strong point of difference for Airport shoppers.
Impact led JR Duty Free management and staff and the contractor Maycroft Construction through an expedited process of design, approvals and construction with staged handovers, while keeping firm control over programme, budget and quality.
The successful completion of the new JR Duty Free stores at Wellington International Airport demonstrates what can be achieved with a shared vision, good communication and hard work.
